Why should I have a home inspection?
At Dunsing Inspections, it is our mission to help our clients & partners make educated decisions. No home is perfect – even high-end, new construction has issues! Having a home inspection with an experienced, licensed, and unbiased inspector can help buyers decide if the subject property is the right choice. In the big picture of a real estate transaction, a home inspection is a very small investment that protects a very large investment.
What’s the point of a home inspection?
A common misconception amongst buyers is that everything uncovered by an inspection is grounds for negotiation with the seller. This is simply not the case. A home inspection is intended to uncover MAJOR, HEALTH & SAFETY issues.
- An example of a MAJOR issue is cloth wiring.
- An example of a HEALTH issue is gas leaking from a furnace.
- An example of a SAFETY issue is missing smoke or carbon monoxide detectors.
- A common discovery that is NOT a major issue is a non-functioning dishwasher or scratches on the hardwood floors
What’s involved in a home inspection?
Our standard inspection includes over 400 points focusing on the major systems. The report will include information ranging from the mechanicals, plumbing, electrical to water pressure and if the windows open properly.
Your inspector will provide you with a verbal assessment of the property at the conclusion of the inspection, so it’s a great idea for you to attend in-person whenever possible. The verbal assessment will then be documented in a written report you will receive electronically 24-48 hours after the conclusion of the inspection.
